What Affordable Rent means, how it differs from Social Rent and what to check on an advertised home.

A distinct rent product

Affordable Rent is not simply a generic description of any inexpensive home. In England it is a defined social-housing rent product and can be set at a higher level than Social Rent, subject to the applicable framework. Other UK nations use their own rent and affordable-housing frameworks.

The advertised rent matters

Programme rules and percentage caps do not tell you the exact amount you will pay. Check the current property advert, tenancy information, service charges and any benefit implications.

Allocation

Affordable Rent homes may be allocated through the same register, nominations or lettings systems used for other social housing. A provider owning Affordable Rent stock locally does not mean it has a current vacancy.

AHH evidence rule

AHH deliberately separates recorded stock and development evidence from current availability. We only present a home as currently available when the evidence supports that status.
