Development evidence is not availability
A planning permission, funding award or construction announcement can prove that affordable homes are planned, but it does not prove that applications are open or that a completed home is vacant.
Follow the delivery chain
Useful evidence can include planning records, developer announcements, council documents, funding information and the eventual landlord. As completion approaches, the provider or official lettings service should become the source of truth for applications.
Tenure mix can change
A development described as “affordable” may contain several tenures, such as Social Rent, Affordable Rent or low-cost ownership. Headline unit totals should not automatically be treated as the number of homes available through one route.
